Living in the heart of Atlanta is exciting, expensive, and competitive. If you plan to rent an apartment in Buckhead, it is important to understand the prices and space available. Real-estate development and the credit markets are nearly frozen, but developer Ben Carter seems undaunted as he moves forward with plans to bring his hometown Atlanta its own version of New York’s Madison Avenue.

Mr. Carter’s $1.5 billion project, The Streets of Buckhead, aims to be the Southeast’s most luxurious shopping, dining and living destination, spanning seven city blocks and eight acres in one of Atlanta’s wealthiest neighborhoods. It will also be located near two of Simon Property Group’s most successful upscale malls: Phipps Plaza and Lenox Square.

“I don’t think a lot of people understand what I’m doing because it’s very rare a luxury street project gets created from scratch,” Mr. Carter said. “We’re making a new kind of experience.”

Mr. Carter remains confident and said the economic downturn could actually benefit his project’s first phase.

“I’ve heard the economy should start to recover next year,” Mr. Carter said. “We open in late 2009 or maybe early 2010. Our timing ought to be pretty good to capture the pent-up demand.”

With about 50% of the project’s first phase leased, Carter’s tenant list already boasts market exclusives such as French jeweler Van Cleef & Arpels and Brunello Cucinelli, an Italian luxury cashmere company. He even stole Hermes SA from Simon, leasing the French luxury goods maker its first Atlanta flagship stand-alone location.

But while Mr. Carter’s development seems to be off to a good start, some observers say it could be in for a bumpy ride. That’s because, as the global credit crisis continues to unfold, he faces a tough real-estate financing market, as well as a consumer environment where even the wealthiest are scaling back purchases.

The credit crunch has dealt real-estate developers around the country a potent blow, causing them to delay, scale back or even cancel some projects. CBRE/Torto Wheaton Research, a Boston-based real estate research firm, estimated that developers delivered 6.3 million square feet of retail real estate space during the third quarter — or about three-quarters of the 8.5 million square feet originally planned.

So there you have it. A little update on what is being developed in the Buckhead area.

    Fight hard, work hard, do not indulge, save every cent, don’t eat too much meat, save all money possible and send your children to good universities, make them study hard and work hard… then hopefully they will be successful and they will have luxuries………. that’s life.

    My guess would be that they started builting low income apartments in ALL areas of a city to redistribute po folk amoung the medium and rich folk. That way their intermingling would bring the po folk up and alleviate the problems that come with cluster slums or just poorer areas of town. I found out this works well in theory but isn't always done as in smaller towns the powers that be don't want to live too close to low income apartments

    You could try a place called The Miracle Star in Malibu, its a wonderful place to live. My cousin lives there and I believe he only pays $1,300/month. Check it out.

    Hello!

    I also live in the EV right now and am having the same problem (tired of old tenements but I love the vibe of the neighborhood). Unfortunately, the cheap price of the East village and LES goes away when you start looking into doorman buildings. Since there are much, much more old school buildings than nicer ones (like in most other manhattan neighborhoods, Gramercy and Tribeca are good examples), these buildings command a much higher price. But here are some good buildings to look into:

    143 Ave B (bw 9 and 10) The Christadora House (famous ppl live here so its $$$)
    245 E 11th Street (no name)
    394 E 8th Street (laundry facilities, no doorman)
    41 Ave B (laundry, video intercom)
    94 E 4th St (laundry, dishwasher)
    280 E 2nd St – this one is rent stabilized, and has the works – laundry, fitness center, private running track, etc. I would start here to see if they have any vacancies.

    more flexibility in room design without a fixed light. they figure that you can add lighting where it is needed with table and floor lamps. i've seen a lot of apartment bedrooms without ceiling lights for the same reason. well that didn't come out sounding right, nothing meant by it though. the main thing is flexibility in furniture placement. good luck, enjoy your new place.

    A million $ should get you a nice place, but not a luxury apartment. A nice spot by the sea can be rented for around $2500 – 6000$ per month.
